Russell Homes, the residential division of Russells Construction, is launching its largest new luxury development to date.

Greenbooth Village will have stunning views over the reservoir

Greenbooth Village is a truly rural development situated in the Naden Valley, near Rochdale, comprising 42 three, four and five bedroom homes.

Construction is underway at the £15m project, with the first completions set for the new year. The developer saw more than 400 people pre-register their interest in the scheme – where prices currently range from £269,995 to £575,995 - and three properties have already been sold off plan.

The development is being launched to the public this week with the formal opening of the sales and marketing suite. Potential buyers are being invited to review plans, see how the development is progressing and take in the incredible views over Greenbooth Reservoir and the Pennines for themselves.

Greenbooth Village is situated in the hills above Norden

Situated at the top of Over Town Lane, off Edenfield Road in the hills above Norden, Greenbooth Village has been created in the style of a traditional hillside hamlet. The homes will be finished with a natural stone façade typical of the area and sensitive to the rural environment.

Designed by Trafford-based architecture and planning firm MPSL, Greenbooth Village includes green spaces and pedestrian walkways to allow residents and visitors access to the reservoir edge and the surrounding woodland. The creation of a stream linking the former mill pond on the higher part of the site with the reservoir itself will run through the centre of the development to a newly installed waterfall.

David Golden from MPSL added: “Our aim was to create a hamlet with traditional character that reflects the local vernacular with the use of natural materials. This is a lovely site with a number of natural features which we wanted to make the most of. A new stream running through the site will be one focal point, as will the reservoir which provides a stunning backdrop to the whole development.”

The development will be beautifully landscaped

Funding for the initial phase of development was provided by Lloyds Bank, as part of an £8.5m loan to support construction at both Greenbooth Village and Saltersford Gardens in Holmes Chapel, a 93-property scheme which is set to start on site before the end of the year.

Previous Russell Homes developments include 12 beachside properties at The Waterfront in Rhosneigr, Anglesey; four luxury homes at Alderley Villas in Alderley Edge; six Victorian-style townhouses in Cheadle; and five large apartments at The Miltons in Cheadle Village. Russell Homes is also in the process of delivering 175 new homes of mixed tenure in Widnes, in partnership with Halton Housing Trust.

The formal opening of the new Greenbooth Village Sales and Marketing Suite is on Saturday, October 15. Prices in the first phase release are from £269,995 to £575,995.
